As you are preparing for Thanksgiving and then the busy holiday season immediately following, are you wondering if it is worthwhile to try to sell your home during this time of year. Should you take it off the market during the holidays? Will the home sales be better in 2012?
Some questions to keep in mind as you make this decision:
- is your home ready to sell? Most buyers prefer homes that are in their opinion in “move-in” condition. If you have done the work and your home is ready to show, then why take it off the market?
- “how much competition is there in my market?” In some areas, there are a limited number of properties to choose from, and now could be the best time to take advantage of this opportunity to sell.
- are you able to bring money to closing (as a seller) if you need to? If you decide you want or need to sell, that is a question that only you can determine based on your financial situation. Do not wait until after you have an offer to figure out how much you owe on your mortgage.
In general the market tends to slow down over the holidays, but rather than having your home off the market, just make showing instructions clear that advanced notice (24 hours) is needed. That way you can still enjoy your holidays, have guests and not be expected to head out the door for a showing in two hours. A signed sales contract before the end of the year could be just what you have been wishing for!
Some buyers have been looking since the summer as their lease may be up at the end of the year, or they might just find out about a job change after the first of the year. With low borrowing costs, buyers have an added incentive to brave the winter weather. Remember you only need one qualified buyer and you might miss that chance if your home is not on the market. Many sellers think that the spring market is when buyers are going to be out, but that is also when there is much more competition and that drives prices down.
